Taft Construction Group, LLC, a division of Taft Family Ventures, is looking for an experienced Project Manager. The successful candidate will be able to demonstrate and complete the following skills.
· Serve as Construction lead for in-house General Contractor for multi-family projects ranging from 100 to 400 units with various construction types used. Projects are generally located in NC and SC.
· Serves as liaison between General Contractor, Development Team, and Owner.
· Works with the Development Team to review construction drawings to include architectural, mechanical, electrical, plumbing, structural, civil engineering, geotechnical, etc. during the design phase to identify design issues and value engineering alternatives.
· Based on the project drawings, develops construction cost estimates based on historical information and/or solicited subcontractor proposals broken out by divisions of work.
· Works with the company President to develop relationships with construction subcontractors to facilitate bidding on current and future projects.
· Assesses subcontractor’s capabilities in terms of resources, past performance on recent/similar multifamily projects, and ability to complete projects on time and within budget.
· Solicits subcontractor pricing and scope proposals based on project construction drawings.
· Evaluates subcontractor cost proposals to ensure scopes are covered leading to selection and subcontract contract award.
· Works with the project administrator to execute subcontracts in accordance with company policy and procedures.
· Administers subcontracts to include approval of invoicing and change orders. Resolves problems with subcontractors before they impact project performance.
· Develops the overall construction contract with the Company President and Owner to include the schedule of values, project schedule, and exhibits.
· Coordinates with the development team and municipality in securing the required permits to start construction.
· Works with the project superintendent to develop mobilization and logistics plans to outline the cadence of construction in support of the project schedule.
· Tracks action items, resolves problems, and mitigates risk to the company and the owner.
· Tracks cost, schedule, and performance in accordance with contract documents, schedule of values and expectation of owner delivery.
· Leads owner, architect, contractor (OAC) reviews. Presents schedule, cost, submittal, potential change orders, action items, and any resolution plans to keep the project on course.
· Navigates tasks that involve various agency rules, regulations, and guidelines i.e., code, municipal, industry standards, etc.
· Works with the project administrator to develop monthly contract draws to the owner and lender. Assembles the necessary backup information to support the draw.
· Develops the project closeout package to be provided to the owner and the property management team for operations.
· Works with the project superintendent on closeout of any punch related items and warranty issues for the project.
· Assist in the overall transition from construction to lease up with property management team.
· Incorporates lessons learned from past projects into future projects to make the company more efficient and effective.

· Strong attention to detail by monitoring adherence to standards and actively checking for accuracy of information received or generated before passing it on for action.
· Demonstrated skills with all MS Office products. Strong in Excel and Project scheduling software.
· Knowledge of SAGE Timberline or Yardi Construction module.
· Leans forward on leveraging new systems and technology to meet corporate and departmental strategic goals.
Pay to commensurate with experience.
